1. Focus
on the guestroom facilities maintenance, ensure guestrooms keep good condition
all the time, tasks including:

a) Shift
the room status as out of order for 3 days if necessary and complete the ken-fix-it
program accordingly to the guestroom checklist. Special circumstances can apply
for a longer time till the room defects got fixed.
依据客房保养检查表格逐一检修,必要时封闭三天处理,特殊情况可申请更长时间至修复为至。
b) Implement
the Ken-fix-it program regularly and completely at least twice a year.
按期完成年度客房保养计划,每年每间客房不低于2次全面保养。
c) For
Cordis Beijing must achieve 66 rooms within one month which is 3 rooms each
working day. Include but not limited to:
北京康得思酒店每月需要完成客房保养66间/套,每个工作日完成3间房保养,保养内容如下但不限于:
i.Check
the room fan coil unit and related devices:
检查及保养空调风机盘管及相关设备:
1. Check
the level of the noise, keep it at 30 – 35 dB

the cleanness of the air filter

3. Check
the cleanness of the condensation water tray and its drainage condition, ensure
the try is clean and ensure draining to be unblocked
检查接水盘垃圾及排水情况,保证干净及去水畅通
4. Check
fan coil unit solenoid valve of the cool and hot system ensure they are operated
in the good condition and correctly.
检查冷/热电磁阀动作情况,保证操作正确、良好
5. Check
the thermostat ensure the operating in the good and correct condition
检查三速开关(温控器)操作是否正常
6. Check
and see if the energy saving model is in the correct position and meets the
hotel standard.
查看节能模式是否统一、正确
ii. Test
and commissioning the room control unit see if there is any defect:

visual inspection of seeing if they are in good condition in appearance and
nothing damaged
固定家私装饰外观检查、表面及油漆有无损坏
iv. Furniture
visual and physical inspection see if they are in good functional condition, no
damage, no scratches and stains free.
检查活动家私有无损坏、划痕、污渍
v. Visual
inspection of all plaster finished product ensure they are no hollowing and
cracks, no scratches, no stains.

vi. Check
the wallpaper see if any joint defects or stains and scratch on

daily emergency call service requests.

3. Responsible
to repair and maintenance all areas of public, restaurants, and meeting rooms building
and decoration related services and its preventative maintenance.
负责公共区域所有装饰产品的日常维修及预维修保养工作。
4. Responsible
to repair and maintenance all areas of heart of house area building and
decoration related services and its preventative maintenance.
负责后勤区域所有装饰产品的日常维修及预维修保养工作。
5. Responsible
or involved to assist hotel event set up, facilitating the power supply or
other engineering needs and its reinstatement.
负责酒店大型活动场地布置及平台搭建、电源供给及拆除等协助事宜。
6. Responsible
to set up or build the festival decoration and its reinstatement, for example:
CNY/spring festival, Christmas etc.
负责酒店特定节日装饰布置及拆除事宜, 如春节、圣诞节等。
7.Follow
up other instructions from project/maintenance engineer, maintenance supervisor
or engineering management.
跟进项目/维修工程师及工程部管理交代的其它维修事宜。
8.Ensures
punctual attendance and adherence to duty schedules by all subordinate
supervisors, Ensures that personal grooming and hygiene standards are being
observed doing spot checks in the morning.
确保工程部所有人员按时出勤并随时保持良好的个人仪表与卫生标准。
9.Ensures
that house rules are followed and obeyed, Provide complete secretarial support
and services and maintains confidentiality in all matters related with the
position.

10. Provide
unique and high quality service for our guests forwardly.
